Public Hearing: Southeast Corner of Kirk and Wind Energy Pass - Prairie Commons Development

PUBLIC NOTICE is hereby given to all persons concerned that on the 21st day of March, 2018, at 7:00 p.m., in the City Council Chambers of the Municipal Building, at 100 N Island Ave., Batavia, Illinois, the Plan Commission of the City of Batavia will meet and conduct a Public Hearing pursuant to Chapters 3.1 and 5.7 of the Zoning Code to consider modifications to an approved planned development under a Zoning Map Amendment for a Planned Development Overlay, with modifications from the Zoning Code requirements including but not limited to: bulk requirements of Chapter 2.204, and a modification to allow lots that do not have frontage on a public street.  Other modifications to the Zoning Code may also be necessary to implement the proposed plan as intended in Ordinance 04-69.  Changes from the previously approved site plan include general configuration of the site and mix of townhome unit types and proposed architecture.

These modifications are to implement previously approved requirements for this development under the current Zoning Code along with proposed site changes for a 242 unit townhome project as approved by Ordinance 04-69.

Concurrently, the Plan Commission, in an open meeting, will review and take action on a Plat of Subdivision with variations and Design Review pursuant to Zoning Code Chapters 5.2 and 5.6.  The Zoning Map Amendment for a Planned Development Overlay, Subdivision, and Design Review are being sought to approval a final plan for the Prairie Commons Townhome development for property at 3S387 South Kirk Road. (12-36-100-031).  The property that is the subject of the Hearing and Meeting is presently zoned GC, General Commercial and R4 Multiple Family Residential, Medium Density with a Planned Development. 

The Property owner is ATG Trust Company, as successor to Trustee to Downers Grove National Bank, under Trust Agreement dated May, 10 1999 and known as Trust No. 99-025.  The applicant is Cal-Atlantic Homes, Attn: Scott Guerard, 1141 E Main #108, East Dundee IL 60118.

Information regarding the proposed Zoning Map Amendment for a Planned Development Overlay, Subdivision, and Design Review is available for review at the Community Development Department in the City of Batavia Municipal Building during normal business hours, or by calling 630-454-2700.

All interested persons, and in particular, adjacent and adjoining property owners, are requested to attend said Hearing and Meeting.
