Public Hearing: Zoning Map Amendment at the Southeast corner of Nagel Boulevard and Fabyan Parkway

NOTICE OF PUBLIC HEARING

PUBLIC NOTICE is hereby given to all persons concerned that on the 21st day of February, 2018, at 7:00 p.m., in the City Council Chambers of the Municipal Building, at 100 North Island Avenue, Batavia, Illinois, the Plan Commission of the City of Batavia will meet and a Public Hearing will be held pursuant to Chapters 5.2 and 5.7 of the Batavia Zoning Code (City Code Title 10) to consider amending the Comprehensive Plan Land Use Map and to the Official Zoning Map for property located at southeast corner of Nagel Boulevard and Fabyan Parkway (PINs 12-14-176-040 and 12-14-100-010), along with half of the adjacent rights-of-way on Fabyan Parkway and Nagel Boulevard. 

The property is legally described as: That Part of Lot 5 of Batavia Industrial Center Unit 2 and that Part of the Northwest Quarter of Section 14, Township 39 North, Range 8 East of the Third Principal Meridian described as follows: Commencing at the Northeast Corner of Lot 1 of "Farmstead III - Unit 1, Geneva Township, Kane County, Illinois"; thence North 05°42'45" West, along the West Line of Batavia Industrial Center Unit 2, 1036.43 feet to the South Line of Fabyan Parkway for the point of beginning; thence Southwesterly, along said South Line, being a curve to the left with a radius of 5666.15 feet and a chord bearing of South 79°00'46" West, an arc distance of 312.46 feet to the East Line of Nagel Boulevard; thence South 10°16'17" West, along said East Line, 76.87 feet; thence North 79°45'18" East, 168.11 feet; thence South 05°44'42" East, 210.0 feet; thence South 84°09'33" West, 155.0 feet to said East Line of Nagel Boulevard; thence South 10°04'11" East, along said East Line, 82.3 7 feet; thence South 05°50'27" East, along said East Line, 47.50 feet; thence North 84°09'33" East, 313.20 feet to said West Line of Batavia Industrial Center Unit 2; thence North 05°42'45" West, along said West Line, 428.61 feet to the point of beginning in the City of Batavia, Kane County, Illinois. 

The applicant proposes to amend the Comprehensive Plan Land Use Map for the subject properties from General Commercial to Light Industrial and on the Zoning Map for the subject properties from CC, Community Commercial with Arterial Setback Overlay to LI, Light Industrial with Arterial Setback Overlay.   The applicant is Daniel Kramer, 1107A South Bridge Street, Yorkville IL 60560.  The owner of record is Dan Nagel PO BOX 1069, Sugar Grove, IL 60554. The subject property is currently undeveloped.  No development proposal is included in this application.
